Site Development

Economic development does not end at the edge of town.  A1 Development was founded on the need for a professional approach to development for our rural areas.

Many of our projects fall into three categories:

Livestock Facilities

The core of A1 Development revolves around our experience with identifying, acquiring, permitting, and execution of large development sites. From the demographic and macro-economics of a given region, to the finer details of topography, local infrastructure, and utility costs for a specific parcel - the right site, design, and operational plan will save a project thousands or even millions of dollars over the life of the facility.

Services Include:

  • Site Selection and Comparison Analysis

  • Land Acquisition

  • Local & State Permitting

  • Survey, Legal, Design, and Engineering Assistance

  • Execution & Oversight of Pre-Construction Activities
(See our Project Management page for more information.)

Agricultural Opportunities

Some of our favorite projects are working with family farming operations seeking opportunity. Whether that means adding the next generation to the family business, developing a strategy for the retiring generation, or diversifying/adding efficiencies to increase the bottom line - we enjoy sitting down to discuss individual goals & objectives, as well as the opportunities available today in livestock production, agriculture, & agribusiness.

Dairy

A major flywheel of A1 is the analysis and selection of large, green-field dairy sites. As the dairy industry continues to grow along the I-29 Corridor, we have taken the lead on finding, acquiring, permitting, and building sites between 3,000 head & 15,000+ head.

“A1 helped us get familiar with South Dakota, showed us various communities, and specific available sites.  Ultimately they helped acquire a site in a community that was the right “fit” for us, walked us through the entire local and state permitting process, and are now assisting with the construction phase of our project.  We make considerably less trips to SD and know that our best interests are being looked after by a partner we trust.  We consider the A1 team an investment in the long-term future of our business and can’t imagine trying to setup a greenfield project from 1200 miles away without them.”

We bridge the gap between integrators and family farms with the development of the following:

  • Contract Facilities: Wean-to-Finish, Nursery, and Feed-to-Finish

  • Site Selection for Gilt Development & Sow Facilities

The Upper Midwest is home to one of the largest & most productive cattle herds in the world. South Dakota and our surrounding states have a robust cattle industry that continues to evolve and improve on efficiencies. Many family operations are looking to improve their facilities by bringing their cattle under roof, with numerous options available for monoslopes, hoop barns, or deep-pitted slat barns for backgrounding, finishing, calving, or heifer development. This is a big decision with many extremely important considerations for producers. A1 has the knowledge and network to assist with the following:
